How much does property actually cost in the places you’re considering?

The answer isn’t always as straightforward as looking at an average price per square metre.

Prices can vary significantly between cities, neighbourhoods, property types and even individual buildings. A property’s location, condition, size and potential use can all have a major impact on what you’ll pay.

Here I look at property prices and market conditions in the five destinations I focus on, using real-world information to help you understand what your money might buy and how markets are changing.


Understanding Property Prices

When researching an overseas property market, I’d look beyond the headline average.

📍Location

Averages can hide huge differences between neighbourhoods.

A property in a popular central area may command a very different price from something only a short distance away.

🏠 Property Type

An apartment, townhouse, villa or development property can all sit in very different price ranges.

Think about what type of property actually suits the way you intend to use it.

🏚️ Condition

Two properties of similar size can have very different values depending on their condition.

A cheaper property may need significant renovation, while a more expensive property may be ready to move into or rent immediately.

📈 Market Conditions

Property markets change.

Prices, supply, demand and buyer behaviour can all shift over time, which is why I intend to keep the main destination price guides updated rather than treating them as one-off articles.


Property Prices in the Five Destinations

I’m currently focusing on five destinations:

  • Montenegro
  • Medellín, Colombia
  • Cuenca, Ecuador
  • Chiang Mai, Thailand
  • Bali, Indonesia

The property markets in these destinations are very different, so I don’t think it makes sense to compare them purely on price.

The more useful question is:

What does your budget actually allow you to buy, and does the property suit the lifestyle or investment you’re looking for?

Property Prices Are Only Part of the Picture

Finding a property within your budget doesn’t necessarily mean you’ve found the right property.

Before buying, I’d also consider:

  • The location and neighbourhood
  • Access to services and amenities
  • Potential renovation costs
  • Taxes and purchase costs
  • Ongoing ownership expenses
  • Rental potential, if relevant
  • How easy the property may be to sell in the future
