What makes Leach&Lang stand out compared to other real estate agents in Krakow?

First and foremost we are client-driven – when I came to Poland over 20 years ago I noticed most existing brokers were only remunerated on a commission basis which means there was too much emphasis on rushing sales through. Our brokers have always had good, steady basic salaries and so are inclined to advise and help clients without applying unnecessary pressure.

What are your 3 top tips for foreign buyers who are looking to buy property in Krakow?

Firstly, get to know the city by spending some time walking around and getting a feel for areas in which you might like to buy property. Secondly, whether you are buying for yourself or as an investment, check transport links and access to amenities: retail, office complexes, entertainment/gastronomy/ recreation for the area in which you are thinking of buying. Finally, don’t hesitate to ask our advice/help as to whether a property is right for your needs and if you need any help calculating rental returns, potential renovation/fit-out or simply with letting & management.

What are the biggest issues foreign buyers have to deal with when buying in Krakow/Poland?

Unfortunately, there’s no hiding the fact that mortgage finance is difficult to come by for foreign buyers unless they are employed locally. Beyond that, in some cases, there may also be permits required depending on exactly where the buyer is from – we will be happy to advise in more detail.

Which areas in Krakow would you recommend for buying real estate? Are there any upcoming areas that will increase in value, in your opinion?

Within reason, the closer to the centre, the better as property there will always hold its value, be easier to rent out in times of crisis and be more liquid if you need to sell. Budget dictates though and so if the centre is out of reach price-wise, look for areas with good public transport links or with an ‘X-factor’ such as views of the Vistula river or close to a green park.
